
Arch | Nexus SAC Office Remodel
Arch | Nexus SAC was a renovation of an existing warehouse/office building on historic R Street in Sacramento. The features and innovations of the building fully embrace sustainability and The Living Building Challenge™ (LBC), driving it toward the goal of becoming the first Certified LivingBuilding in California that has achieved LEED Platinum V4.
Capital was retained by Arch | Nexus SAC to perform commissioning under the guidelines of the LEED Platinum certification; and because all systems must work perfectly per the design in order to achieve the goal of meeting LBC, extending the commissioning services to also touch on the LBC requirements was the best solution. With that goal in mind, some of the building features include:
- Net positive water (use of rainwater and grey water for all water needs)
- No water discharge (water harvesting, recycling, composting toilets, indoor vegetation evapotranspiration, treatment all done on-site)
- Net positive energy (by use of solar panels)
- Equity of place (access to daylight and fresh air)
Capital Engineering performed design and construction phase whole building commissioning of mechanical, plumbing, advanced energy metering, and electrical systems in accordance with LEED and LBC requirements. As commissioning agents with vast design experience, the original design of some of the systems raised concerns to Capital, which were voiced to the Arch | Nexus team. Based on Capital’s recommendations, the design of the system in question was changed to Variable Refrigerant Flow. This change positively affected the cost, maintenance, performance, and longevity of the system. Capital has remained on board and frequented the site during the entire certification period, performing system checks and making sure everything is on track
