CalPERS Lincoln Plaza North is a 6-story, 487,000 SF pyramid-shaped office building spanning two square blocks in downtown Sacramento. The project building includes office space, data center, central utility plant, a sky lit atrium, auditorium, retail space, full service cafeteria/servery and landscaped terraces.
Capital was retained to provide retro commissioning services (RCx) in accordance with LEED for Existing Buildings: Operations and Maintenance v3.0. This effort resulted in 59 master list of findings including 37 potential list of improvements, 12 Tier 1 capital cost improvements, 3 Tier 11 capital cost improvements and 7 no cost-low cost improvements.
HVAC RCx scope included chillers, boiler, pumps, variable speed drives, heat exchangers, piping, chemical treatment systems, ductwork, a/c units, unitary heating and cooling units, exhaust systems, computer room a/c units, split systems, terminal units, TAB, unit heaters and building automation systems; Electrical systems include sweep and schedule lighting controls, daylighting/dimming controls, electrical system power quality, communications systems, security systems, emergency power systems and uninterruptible power supply system; Life safety systems include fire alarm system, egress pressurization systems, fire suppression/protection systems and exhaust systems for smoke control; Plumbing systems include domestic and irrigation booster pumps and domestic hot water heaters; Other systems include elevator/escalator and kitchen exhaust equipment.
